Homewood Apartments roof replacement

The roof at Homewood Apartments, along with select HVAC equipment located on the roof, will be replaced beginning on May 13. This work is essential to maintain the building and ensure long-term safety and comfort for residents.

Key Impacts

Street Closure:

  • On Saturday, May 30, 31st Street will be closed to pedestrians and vehicular traffic between Charles Street and Lovegrove Street (in the alley) for approximately eight hours while the contractor uses a crane to load construction materials.
  • Advance notice signs will be put in place.
  • This will not close any part of Lovegrove Street.

Fencing:

  • Fencing will be installed along 31st Street and 30th Street (near Student Health & Well-Being (SHWB) Primary Care).
  • Along 31st Street, a portion of the sidewalk and a few adjacent parking spaces will be fenced off so materials can be safely lifted to the roof using a material hoist.
    • The SHWB Primary Care entrance will remain accessible.
  • Temporary construction scaffolding will be positioned on the sidewalk on 31st Street, adjacent to some apartment windows.
    • To help maintain privacy, we will install a fabric screen over the scaffolding.
  • Along 30th Street (south side of Homewood Apartments), the contractor will use a material hoist to load materials onto the roof.

Stone Ballast:

  • The stone ballast on the roof will be removed using a vacuum truck located in the alley for about a week starting on May 21. We expect to experience some elevated noise during that period.

Parking Spaces:

  • Several street parking spaces along 31st Street will be temporarily used for equipment and deliveries.
  • Between mid-May and late August 2026, the ADA spaces on the south side of the Homewood Apartments will be temporarily relocated to nearby, fully accessible spaces.

Crane Activity:

  • A crane will be brought on Charles Street for 1 – 2 days in mid-August to lift new HVAC equipment to the roof. Work will be scheduled to minimize disruption.

Noise:

  • Noticeable construction noise and vibration are expected, particularly during the early demolition phase of the project when using the vacuum truck beginning on May 21.
  • Some noise can be expected during the roofing demolition and installation in June.
  • More information regarding precise timing so that students and offices can plan accordingly will be provided.

Access to Buildings:

  • All building entrances will remain accessible. Signage and on-site safety measures will help guide pedestrian traffic around active work areas.

Project Timeline:

  • Mid-May 2026
    • Temporary fencing will be installed along 31st Street near the SHWB Primary Care to support material hoisting and unloading.
    • ADA parking on the south side of the building will be temporarily relocated to make space for material staging.
  • June – August 2026
    • Roof replacement work in full progress.
    • Noise and vibration will occur, mostly during the early demolition phase.
    • A crane will be used occasionally on the south side of the building to move materials. Spotters and signage will be in place to ensure safely.
  • Late August 2026
    • Final roof work will be completed. The cleanup and restoration of all temporary work zones will take place.
    • ADA parking spaces will be restored to their original location.
